Project Overview
This property was purchased at auction by an overseas investor acquiring a home in the UK for the first time. He placed his trust in us to take full responsibility as the Main Contractor and deliver the project to a high standard from start to finish.
By carefully managing the budget, selecting a trusted team of experienced tradespeople, and overseeing every stage of the construction process, we completed the project for approximately £150,000 less than the quotations submitted by other contractors, while maintaining a high standard of workmanship and finishes.
The property was completely stripped back to its structural shell before undergoing a full transformation.
Scope of Works
The property was taken back to its structural shell and fully rebuilt:
- Complete strip-out of the existing property, leaving only the structural shell.
- Rear extension to create a spacious new kitchen and improved ground floor layout.
- Loft conversion to transform the original one-bedroom house into a two-bedroom home.
- Structural alterations and installation of a new staircase.
- Complete replacement of electrical and plumbing systems.
- New insulation, plastering, flooring, joinery, windows, doors, and decorations throughout.
- Installation of a bespoke kitchen and new bathrooms.
- Full coordination of all construction trades through to completion.
Our Role
As the Main Contractor, we were responsible for the entire delivery of the project, including:
- Acting as the client's trusted representative throughout the build.
- Managing the construction programme from demolition to completion.
- Coordinating all subcontractors, suppliers and specialist trades.
- Controlling costs and delivering a saving of approximately £150,000 compared with competing contractor quotations.
- Maintaining quality control and ensuring compliance with UK Building Regulations.
- Providing regular progress reports and making day-to-day decisions on behalf of the client.
Project Outcome
The finished project successfully transformed a dated one-bedroom property into a contemporary two-bedroom home with a rear extension and loft conversion, significantly increasing both its functionality and market value while delivering exceptional value for the client.
